                      RE: Opposition to Two Farms, Inc (Royal Farms) Request for Conditional Use to Install Gas Tanks.


Dear Mr. Tanner,

I am writing to oppose the proposed development of 5901 Harford Road into a large scale Royal Farms gas station and convenience store.  As a homeowner in the neighborhood directly affected by this proposal, I have several concerns about the location and nature of this business. 


The intersections of Old Harford Road, Glenmore Avenue, and Harford Road all meet where the proposed Royal Farms will be located.  This is an extremely challenging intersection to navigate; several accidents within the last few years highlight this.  Adding a soon-to-be busy gas station/convenience store will only further add traffic congestion to this already confusing  intersection.    Additionally, Hamilton Elementary School is located less than one mile from the proposed site, and the Enoch Pratt Hamilton Branch is directly across the street.  Children and adults cross this intersection daily, and many run for safety due to speeding cars.  The addition of a large gas station/convenience store will only create an additional traffic burden on an already over-burdened intersection.

Together, our neighbors are working to make Hamilton a safer, more family friendly community.  Many families have bought homes in the Hamilton area specifically for its Main Street appeal that includes local restaurants, coffee shops, and a local branch of the Enoch Pratt.  Adding a large scale gas station/convenience store to this mix not only takes away from this appeal, it threatens the safety of pedestrians, local home owners, and local business owners.   The scale of this project is one you would expect on a large highway, not on a revitalized main street corridor.

All of the community associations in the surrounding area of the proposed site voted unanimously to oppose the development of 5901 Harford Road into a Royal Farms.  Please take this into consideration as you make your decision.  Hamilton is a family-friendly, livable, diverse community within the city.  It does not deserve a twenty-four hour gas station/convenience store in the middle of it.  We can do better for our city residents, we demand you do better by making the appropriate decision in this case.

I am writing to oppose the proposed development of 5901 Harford Road into a large scale Royal Farms gas station and convenience store.  [I am a resident of ________]

Discuss your concerns regarding the traffic at the 5 point intersection located at Glenmore/Harford Rd./Old Harford Rd.  

Discuss the incompatibility of this development with the residential character of the neighborhood.

  • This is an established residential neighborhood

  • The proposed gas station is located directly adjacent to residential properties and this alone will likely drive down property values in the affected neighborhoods

  • Litter and light and noise pollution will directly impact quality of life in the surrounding communities

  • RF has previous history of leaks from underground gasoline storage tanks that have impacted ground water and this is a special concern given the proximity to Herring Run. Everyday spillage from that number of pumps will also contribute to pollution in runoff, affecting neighboring properties

  • All surrounding neighborhood associations oppose this development

  • Local realtors are already having difficulty selling properties in the adjacent neighborhoods as people are concerned that this development will move forward and do not want to live in such close proximity to a large gas station

  • This development is directly in opposition to the stated goals of the Harford Rd. Corridor study commissioned by Councilman Curran in 2008 in that it increases blight and decreases the chances that sustainable local and independent business will develop along this stretch of Harford Rd.
